How far are the apartments from campus?

Campus Hill Apartments are conveniently located just steps from Syracuse University!

Is furniture included?

Campus Hill does offer a furniture option for you and your roommates. Eliminate the hassle of moving furniture and enjoy your move-in process! This furniture package is an additional $65 per month, per person to rent. Our furniture package includes a stylish leather-like sofa and arm chair for your living room, an entertainment stand for your TV, a coffee table and an end table. Your bedroom will be furnished with a raised full-size bed to allow for extra storage and mattress. Also included in your bedroom furniture is a desk, desk chair, a nightstand and two 2-drawer dressers that can be stacked or placed under your bed!

Do my roommates and I share one lease?

Yes, our leases are joint and several. That means you and your roommates will sign the lease together. If you can’t all come in the same time it is alright for some roommates to add their signature at a later date, just keep in mind whoever signs is responsible for the full lease. For your convenience we divide the total rent equally between roommates. Each roommate has a separate ledger so payments can be made separately.

We also offer a “by the bed” option. There is a limited number of these leases available and only available on certain floor plans. 

How does parking work?

Campus Hill offers off-street parking to residents. Parking is limited to registered resident vehicles only on a first come basis. Parking permits may be obtained in the leasing office. Parking is a one time charge of $85.00 and $40.00 a month only during the months of September – May. Parking passes go on sale around April of each year for the following leasing season. We do not have any guest parking. 

When do leases start and end?

For the 2020 – 2021 school year, our leases run from June 1st, 2020 – May 14th, 2021, July 1st, 2020 – June 4th, 2021, or August 1st, 2020 – July 15th, 2021 depending on which apartment you choose. We offer some flexible lease options as well. Contact the leasing office for different lease term!

When can I sign a lease for the next school year?

What do I need to do when I am ready to sign a lease?

We are waiving all sign on fees including the $11.25 application fee and $225 administration fee. We accept personal checks, money orders and credit card (Visa, MasterCard or Discover) payments for your convenience. If you have an approved guarantor then you will also not have a security deposit. If however, you are unable to provide a guarantor then you will have a security deposit equal to one months rent.

Can I pay my rent online?

Yes! For your convenience we accept online payments* with a checking or savings account or even a credit or debit card (we accept Visa, MasterCard, or Discover). You can also pay in the office with a check or money order. *Convenience fees may apply.

Do I have to pay rent every month?

No, because we specialize in student housing Campus Hill offers flexible payment options allowing you to prepay your rent by the semester or monthly payments. 

What happens if I am late paying my rent?

All rent payments are due on the first of the month. As a courtesy, we offer a five day grace period that all rent payments must be processed within. A 5% late fee is added to all rent payments that are received after the 5th of the month. Paying your rent in a timely manner is important. If rent or other chargeable items remain unpaid at the end of your lease term, funds from your security deposit may be withheld to cover these charges. After you move out, our office will send a final account statement to your e-mail account on file. The final account statement will detail your final balance or your refund amount. If you have a balance, you will need to make timely payment in full within 30 days to avoid your account being sent to collections. If you are sent to collections, this can have a negative impact on your credit rating and may restrict your ability to secure housing or other lines of credit in the future.

When can I expect to receive my security deposit refund?

Your security deposit refund will be sent out within 30 days after the expiration date of your lease. We will mail your refund to the forwarding address you provide for us during your move-out appointment.

What if one of my appliances is not working correctly. Will I be charged to fix it?

Campus Hill offers free maintenance service for all items included with your apartment! Our dedicated and knowledgeable maintenance team is here to help. The only reason you would be responsible for the cost of repairs if something breaks due to your act or neglect, but if it is not your fault it is not your problem! It is your responsibility to let us know right away if there is a problem so we can address it.

What forms of payment do you accept?

We accept checks, money orders, Visa, MasterCard, & Discover. You can even set up direct debits from your checking or savings account!

Can someone from Maintenance help hang curtains, mount pictures, mirrors or my flat screen TV to the wall?

We’re sorry, but our maintenance staff cannot work on or with your personal belongings, but we are happy to give you the name of someone who you can hire to help you.

Where does my trash go?

Each building has a designated trash area, generally located near the parking lot. Please check with the office or our maintenance team for your designated area and the trash pickup schedule. Thank you for doing your part to keep the grounds clean!
